Interest saved by prepayment:
EMI = P × r × (1+r)^n / [(1+r)^n − 1]
Interest saved = Total interest (original tenure) − Total interest (revised tenure after prepayment)Where P = outstanding principal, r = monthly interest rate, n = remaining months.
Investment side:
Future Value = Lump sum × (1 + return/12)^n
Investment gain = Future Value − Lump sumTax adjustment: if you claim home loan interest on a self-occupied property under the old tax regime — Section 24(b) of the Income-tax Act, 1961 for FY 2025-26 filings, renumbered to Section 22(2) of the Income-tax Act, 2025 from Tax Year 2026-27 onward — the ₹2,00,000/year cap stays the same either way. Prepaying lowers the interest you can claim in future years, so the calculator nets this off against your interest savings.
Prepayment charges: under the RBI (Pre-payment Charges on Loans) Directions, 2025 (effective 1 Jan 2026), no foreclosure or prepayment charges apply on floating-rate loans taken by individuals for non-business purposes. Fixed-rate loans may still attract lender-defined charges.
Rohan has an outstanding home loan of ₹30,00,000 at 8.5% p.a., with 12 years (144 months) left. He gets a ₹5,00,000 bonus and is deciding whether to prepay or invest it in an equity mutual fund expected to return 11% p.a. He's on the old tax regime and in the 30% slab, claiming the home loan interest deduction.
In this case, investing beats prepaying by roughly ₹8,59,600 — but that assumes the 11% return actually holds for 12 years, which isn't guaranteed the way loan interest savings are.
Is it better to prepay a home loan or invest the money in India? It depends on your loan interest rate vs. realistic investment returns, after adjusting for any home loan interest deduction you'd lose. If your loan rate is high and guaranteed, prepayment is often the safer bet; if your investment return assumption is realistic and higher, investing can win.
Are there charges for prepaying a floating-rate home loan? No. As per the RBI (Pre-payment Charges on Loans) Directions, 2025, effective 1 January 2026, no foreclosure or prepayment charges apply to floating-rate loans taken by individuals for non-business purposes.
Does prepaying my home loan reduce my tax deduction? Yes, if you claim home loan interest (Section 24(b) of the 1961 Act, Section 22(2) of the Income-tax Act, 2025). Lower outstanding principal means lower interest paid in future years, which can reduce the deduction you claim, up to the ₹2,00,000 annual cap under the old regime.
Should I reduce my EMI or my tenure after prepaying? Reducing tenure while keeping EMI the same generally saves more total interest than reducing the EMI and keeping the tenure the same, since less interest accrues over a shorter period.
Does this calculator work for fixed-rate home loans too? Yes, the interest-saving formula works for both rate types, but the RBI's no-prepayment-charge protection applies to floating-rate loans only — fixed-rate loans may still carry lender-defined charges as per their board-approved policy.
Is the home loan interest deduction still called Section 24(b) in 2026? Only for returns covering income up to FY 2025-26. From Tax Year 2026-27 onward, it's Section 22(2) of the Income-tax Act, 2025 — same ₹2,00,000 cap, same old-regime-only condition.
